Sunny Isles Beach is a wall of gleaming oceanfront towers on a barrier-island strip between Bal Harbour and Golden Beach, often called "Millionaires Row." Over the past two decades it has become one of the most concentrated luxury high-rise corridors in the country, drawing a heavily international, second-home population — especially from Latin America, Russia, and Europe — to full-service resort-style residences on a wide public beach. It is more resort and less town than Surfside or the Grove: the lifestyle is the beach, the amenity decks, and the buildings themselves, with Aventura's shopping a few minutes inland.
Sunny Isles is defined by branded, full-service luxury towers. The Acqualina complex — Acqualina, the Mansions, and the Estates at Acqualina — sits alongside the Porsche Design Tower, Residences by Armani Casa, Jade Signature, Jade Ocean, Jade Beach, Turnberry Ocean Club, the Ritz-Carlton Residences, Regalia, Muse, and Chateau Beach. The Trump-branded run — Trump Towers I, II, and III, plus Trump Palace and Trump Royale — and the Ocean and Turnberry Ocean Colony buildings fill in a deep, uniformly high-rise market.
Sunny Isles is one of Miami's most international markets. Second-home and investment buyers from Latin America, Europe, and beyond dominate, drawn to branded, full-service oceanfront residences and a beach-and-amenities lifestyle. Many buildings are designed for seasonal and lease-friendly use, which makes Sunny Isles a practical market for investors as well as owner-occupants, though minimum-lease terms and leasing caps vary by tower. If flexibility to rent matters, Sunny Isles is one of the more accommodating luxury beach markets — but confirm the specific building's rules.
Because Sunny Isles sits directly on the coast, its condominiums face Florida's Milestone (SB 4-D) structural inspection at 25 years — the earlier coastal trigger. Most of the corridor was built during the 2000s high-rise boom, which puts a large share of buildings into or approaching that first inspection window, while the newest branded towers still have years to run. The 2000s-era towers are where a buyer should pull the reserve study and assessment history; the newest residences are cleaner on that front. As always on the ocean, the building file is specific — read the reserve study and estoppel for the exact tower.
Sunny Isles runs along Collins Avenue between the Haulover inlet to the south and Golden Beach to the north, with Aventura and its mall a few minutes west over the intracoastal and the Sunny Isles Boulevard causeway. Miami International Airport is about thirty to thirty-five minutes south, and Fort Lauderdale-Hollywood is a similar distance north. The lifestyle is beach-and-building-centered. In many Sunny Isles buildings, yes. The corridor is heavily international and investment-driven, and a number of towers are designed for seasonal and lease-friendly use, which makes it one of the more accommodating luxury beach markets for investors. That said, minimum-lease terms and the number of leases permitted per year vary by building, and some are more restrictive. Confirm the specific association's bylaws before you buy. Each Sunny Isles building page lists that building's minimum lease term and leases-per-year where we have verified it.
Sunny Isles dues typically cover full-service staffing (front desk, valet, and often concierge), pool and beach service, fitness and spa facilities, common-area insurance, water, and reserves; the branded luxury towers add extensive amenities and carry high dues. Post-Surfside, Florida law (SB 4-D) also requires condominiums to fund structural reserves based on a Structural Integrity Reserve Study, which weighs on the 2000s-era towers in particular. Always read the estoppel letter and reserve study before relying on a quoted dues figure.
