Brickell is Miami's financial district and its densest condo core — a walkable grid of glass high-rises between Biscayne Bay and the Miami River, often called the "Manhattan of the South." It is where Miami's banking, law, and tech offices sit, and where a young, international, professionally-employed population wants to live within walking distance of work, restaurants, and the bay. Brickell City Centre anchors the district with open-air luxury retail, a Silverspot cinema, and the Reach and Rise condominium towers; Mary Brickell Village adds a second dining-and-nightlife hub a few blocks west. The free Metromover loop and the Brickell Metrorail/Metromover station make it one of the few genuinely transit-connected, car-optional neighborhoods in Miami.
Brickell's inventory splits cleanly by era, and the era tells you almost everything about amenities, dues, and structural posture. The newest luxury towers — Brickell Flatiron, SLS Lux, Echo Brickell, and the Four Seasons Residences — deliver full-service amenities and were built in the 2016–2019 window. The Brickell City Centre district added Reach and Rise, while the Icon Brickell complex (Icon I, Icon II, and the W Miami) anchors the riverfront. The 2007–2015 boom filled in the middle with buildings like 1010 Brickell, Brickell House, 1100 Millecento, The Plaza on Brickell, and Infinity at Brickell. Along Brickell Avenue and the older bayfront, established addresses such as Santa Maria, the Four Seasons tower, and the Brickell Heights pair round out a market that is unusually deep for a neighborhood this compact.
Brickell draws three buyer types in roughly equal measure: finance, law, and tech professionals who want to live near the office; investors, because Brickell has one of Miami's highest concentrations of lease-friendly buildings; and international buyers, especially from Latin America, who treat a Brickell condo as both a pied-a-terre and a dollar-denominated store of value. That mix is why the resale and rental pools here are both large and liquid, and why so many buildings were designed with short minimum-lease terms and multiple leases permitted per year. If you want flexibility to rent, Brickell is the first place in Miami to look.
Because Brickell sits on Biscayne Bay, condominiums three stories and taller face Florida's Milestone (SB 4-D) structural inspection at 25 years — earlier than the 30-year inland trigger. The practical result is a two-speed market. Brickell's 1980s–1990s stock is already in or past its first Milestone window and, in some associations, funding structural reserves or assessments as a result. The large wave of towers delivered from 2007 onward still has years to run before its first inspection. This age split is the single most important structural-risk question in Brickell, and it is exactly what a pre-purchase review should pull for the specific building — not the neighborhood in the abstract.
Brickell is bounded by the Miami River to the north, Biscayne Bay to the east, and I-95 to the west, which puts Downtown Miami one Metromover stop north, the airport about fifteen minutes west, and the Rickenbacker Causeway to Key Biscayne a short drive south. Immediately across the water, Brickell Key is its own quiet island enclave, and Edgewater and the bayfront run continue north. For buyers weighing Brickell against the beaches, the trade is walkable-urban-and-connected here versus oceanfront-and-quieter there.

In most Brickell buildings, yes. Brickell has one of the highest concentrations of lease-friendly condominiums in Miami: many towers built during the 2005–2019 cycle allow leasing from the first year, some with minimum terms as short as 30 days and several leases permitted per year, which is why Brickell is a core market for investors and corporate tenants. Others — typically older Brickell Avenue associations — cap leasing at one or two times per year or require a 6- or 12-month minimum. Rental rules are set building by building, so confirm the specific association's bylaws before you buy. Each Brickell building page on this site lists that building's minimum lease term and leases-per-year where we have verified it.
Brickell HOA dues typically cover security and front-desk or valet staffing, pool and fitness facilities, common-area insurance, water and often basic cable or internet, and reserves. Full-service towers with concierge, spa, and multiple pools carry higher dues than older or smaller associations. Post-Surfside, Florida law (SB 4-D) also requires condominiums to fund structural reserves based on a Structural Integrity Reserve Study, which has pushed dues up across older Brickell buildings. Always read the estoppel letter and the reserve study before relying on a quoted dues figure.

As of July 2026, Brickell was a buyer-leaning condo market: roughly 840 active condo listings, a median sold price near $570,000, about 20 months of supply, and a median 117 days on market, with sold prices landing near 95% of list (Miami MLS). It is the same condo-purchase process, handled remotely.
