Aventura is a planned, suburban-luxury city on the intracoastal between North Miami Beach and the Broward County line, built around Aventura Mall — one of the largest shopping centers in the country — the Turnberry golf resort, and a network of marinas and lakes. It offers a very different product from the oceanfront corridors: gated, amenity-rich condominium and country-club communities with golf, tennis, and boating, popular with families, retirees, and a large international population. Aventura pairs walk-to-the-mall convenience and top-rated schools with quick access to both the Sunny Isles beaches and Fort Lauderdale.
Aventura's condo market centers on gated golf, marina, and intracoastal communities. The Porto Vita and Turnberry Isle communities anchor the luxury end, alongside the Hamptons towers, the Peninsula intracoastal buildings, and Prive at Island Estates. Newer and mid-market options include Echo Aventura, Artech, Alaqua, the Aventura Marina towers, Uptown Marina Lofts, The Venture, and The Atrium. The range runs from full country-club living to walk-to-the-mall mid-rises.
Aventura draws families, retirees, and a large international community — particularly from Latin America and Europe — who want gated, amenity-rich living with golf, boating, shopping, and strong schools rather than a beach address. It is a mix of primary residents, seasonal owners, and investors; many communities are lease-friendly, which suits the seasonal population, though rules vary by association. Aventura is often the choice for buyers who want space, amenities, and value inland while staying minutes from the beach.
Aventura's condo stock was largely built from the 1980s through the 2000s, with newer additions since. Buildings three stories and taller face Florida's Milestone (SB 4-D) structural inspection — on the intracoastal and coastal side the earlier 25-year trigger can apply — so the older golf-and-marina communities are in or approaching their first inspection window, while newer towers have years to run. The post-Surfside law also requires funded structural reserves from a Structural Integrity Reserve Study. Because Aventura's communities differ widely in age and amenity load, pull the reserve study and estoppel for the specific building.
Aventura sits on Biscayne Boulevard (US-1) and the intracoastal, with the Aventura Brightline station connecting to Downtown Miami, Fort Lauderdale, West Palm Beach, and Orlando, and I-95 a few minutes west. The Sunny Isles beaches are a short drive east over the causeway, Miami International Airport about thirty minutes south, and Fort Lauderdale-Hollywood a similar distance north. For buyers, Aventura is the trade of gated, amenity-rich suburban luxury and value against an oceanfront address.

In many Aventura communities, yes. Aventura has a large seasonal and international population, and many buildings are lease-friendly to suit it, though minimum-lease terms and leasing caps vary by association — the gated country-club communities can be more restrictive than the mid-rise buildings. Confirm the specific association's bylaws before you buy. Each Aventura building page on this site lists that building's minimum lease term and leases-per-year where we have verified it.
Aventura dues vary with the community. Gated golf-and-marina communities include extensive amenities — clubhouses, golf and tennis (sometimes via separate membership), security, and grounds — and carry higher dues; mid-rise buildings cover security, common-area facilities, insurance, water, and reserves at a lower level. Post-Surfside, Florida law (SB 4-D) requires condominiums that meet the height threshold to fund structural reserves from a Structural Integrity Reserve Study. Always read the estoppel letter and reserve study before relying on a quoted dues figure.
