South of Fifth — "SoFi," the southern tip of Miami Beach below 5th Street — sits at the top of the city's price-per-foot range and is one of its most sought-after residential enclaves. Quieter and more residential than the South Beach party core just north, it wraps around South Pointe Park, where a landscaped point looks out over the Government Cut shipping channel, Fisher Island, and the open Atlantic. The neighborhood is defined by low-key luxury: Joe's Stone Crab, a Miami institution since 1913; Prime 112 and Smith & Wollensky steakhouses; the Sunset Harbour marina district on the bay side; and the beach and pedestrian promenade a short walk from every building. It is Miami Beach for buyers who want the address without the tourist crush.
SoFi is a tight, bespoke set of luxury towers rather than a deep, high-volume market. The bayfront and oceanfront trophies define it: the Continuum South and North towers on the point, Apogee (one of Miami's most exclusive addresses), the Portofino Tower, Murano Grande, Murano at Portofino, and Marea. Along the ocean and Alton corridor sit Icon South Beach and One Ocean. Because each building is distinct and turns over only a handful of units a year, the comp set in SoFi is thin — every line, floor, and view swings the number, which is exactly why pricing here is bespoke rather than stacked.
SoFi draws a deep owner-occupant and international buyer pool at the very top of the market: primary-home and second-home buyers who want a quieter, walkable stretch of Miami Beach with trophy views, alongside international buyers treating a SoFi condo as both a residence and a dollar-denominated store of value. It is less of an investor-churn market than Brickell or Downtown — many SoFi buildings favor longer minimum leases and limited leasing, which suits owner-occupants and keeps the buildings quiet. If you want a lock-and-leave residence rather than a high-turnover rental, SoFi is the archetype; if you need rental flexibility, read each building's leasing rules carefully first.
Because SoFi sits directly on the coast, its condominiums face Florida's Milestone (SB 4-D) structural inspection at 25 years — the earlier coastal trigger. The neighborhood's defining early-2000s luxury towers, including the Continuum towers, Portofino, Murano Grande, and the Yacht Club at Portofino, are now in or entering that first Milestone window, so their reserve studies, structural findings, and any assessments are the central due-diligence question. The newest buildings still have years to run. In a market where a single unit can carry a large dues and reserve line, the building file matters as much as the view — pull the reserve study and estoppel for the specific tower before you commit.
SoFi occupies the southern tip of the barrier island, bounded by the Atlantic, Government Cut, and Biscayne Bay. The MacArthur Causeway (I-395) connects it directly to Downtown and I-95 in minutes and to Miami International Airport in about twenty; the Fisher Island ferry departs from the causeway nearby. It is walkable to South Beach's restaurants and the beach yet set apart from the busiest tourist blocks. For buyers, SoFi is the trade of trophy-oceanfront-and-quiet against the urban density of the mainland neighborhoods across the bay.

It varies by building, and SoFi skews more restrictive than the mainland investor markets. Because South of Fifth is a top-of-market, owner-occupant neighborhood, many of its buildings favor longer minimum leases (often 6 or 12 months) and cap the number of leases per year to keep the buildings quiet and residential. Some allow more flexibility. Because the rules are set building by building and matter a great deal here, confirm the specific association's leasing terms before you buy. Each SoFi building page lists that building's minimum lease term and leases-per-year where we have verified it.
SoFi dues typically cover full-service staffing (front desk, valet, and often concierge), pool and beach service, fitness and spa facilities, common-area insurance, water, and reserves. Because these are trophy luxury towers, amenity packages are extensive and dues sit toward the top of the Miami range. Post-Surfside, Florida law (SB 4-D) also requires condominiums to fund structural reserves based on a Structural Integrity Reserve Study, which is particularly relevant on SoFi's early-2000s coastal towers. Always read the estoppel letter and the reserve study before relying on a quoted dues figure.

It is the same condo-purchase process, handled remotely, with extra attention to pricing. Out-of-state buyers can close by remote online notarization and power of attorney without flying in; international buyers add ITIN setup, foreign-national financing, and FIRPTA-at-purchase planning for the eventual sale.
